If you decline a qualified applicant for a non-discriminatory reason, the clock keeps running and we keep sourcing — at no extra charge.
We'll be upfront with you before charging. If your asking rent is far above market, or the timing is rough (think: short December sublet at peak holiday pricing), we'll either suggest adjustments or pass on taking the listing. We don't take $250 we don't think we can earn.
The moment your listing goes live across our channels — usually within 24 hours of you submitting your details and photos. We confirm the start time with you in writing so there's no ambiguity.
Basics about the unit (neighborhood, bedrooms, monthly rent, dates available), a few photos if you have them, and confirmation that you have your landlord's permission to sublet. That's it. We handle the rest.
Subletting is legal in NYC in most buildings of 4+ units, but your lease and building rules may require landlord notice or approval. We don't provide legal advice, but we'll walk you through the standard NY Real Property Law §226-b notice process and provide a lease template. Always confirm with your landlord first.
